Energicert Ltd would like to help Landlords keep the cost of acquiring multiple EPCs low. We offer a multi-property deal whereby an Accredited DEA is contracted and paid a set rate to carry out a number of surveys in one half day session, (up to 7 properties at one time) and then pay for the Lodgment fee for each property.

Surveys must be carried out at the same time and within the 3 hour time period.  The numbers of properties surveyed will depend on geographical and property configuration.  Invoice must be paid before the EPC is released.  If improvements are made to a property and a Landlord wises to have a new EPC a reduced fee of £20 is payable, subject to certain conditions.

As from 1st October 2008 where a dwelling is being let, an Energy Performance Certificate (EPC) will be required. An EPC is required as follows:-

• Individual house/dwelling (i.e. a self contained property with its own kitchen/bathroom facilities) – one EPC for the dwelling.

• Self contained flats (i.e. each behind its own front door with is own kitchen/bathroom facilities) – one EPC per flat.

• Bedsits (where there is a shared kitchen and/or bathroom) – no EPC is required.

• Shared flats/houses (e.g. a letting of a whole flat or house to students/young professionals etc) - one EPC for the whole house.

• Mixed self contained and non self contained accommodation – one EPC for each self contained flat/unit but no EPC for the remainder of the property.

• A room in a hall of residence or hostel - no EPC is required.

• Individual room in a flat or house (e.g. where a tenant rents a room so he/she has exclusive use of his/her bedroom and shared use of the kitchen toilet and bathroom) – no EPC.

The requirement to make a copy of the EPC available to a prospective tenant does not apply where a landlord has reasonable grounds to believe that a prospective tenant is:-

• Unlikely to have sufficient financial means to rent the dwelling

• Not genuinely interested in renting the dwelling of that particular type

• Not a person to whom the landlord would be likely to be prepared to rent out the property.

The need for Energy Performance Certificates is required due to EU legislation the directive for the UK is known as 2002/91/EC. Certificates can only be issued by a qualified energy assessor (DEA) or home inspector (HI).

Domestic Rental Properties
Property that is owned by a landlord and is part of their rental property portfolio will be subject to energy assessment to establish the performance of the building in a similar way to residential domestic property.

The same basic energy assessment rules apply, and the Domestic Energy Assessor will survey the dwelling using the same principles for domestic energy performance assessment.
It is generally agreed that property in either the social or rented sector will have lower performance ratings than those properties in the home residential market. Investment in energy saving measures is on average lower in this sector.

The Environmental Rating: Is an assessment of the property's impact on the environment, with a computation on how much CO2 (carbon dioxide) the property would produce on average in a year. The lower the rating the more impact it has on the environment.

When Do I Need a Certificate and How Long Will it Last?
From October 1st 2008 all new leases for residential letting will need to have in place an EPC to show to the prospective tenants, this EPC need to be kept with the CORGI certificates. Once an EPC has been issued its is valid for 10 years. Should work be undertaken to improve the Energy Rating, a new EPC can be created following another survey by a DEA.

How Can I Improve My Home Energy Performance Rating?
An EPC provides a rating for your home in its present condition and also a rating for its potential if certain energy saving improvements are undertaken. There are several improvements that can be made to any home, particularly for older housing stock. Even new build houses can be improved to reduce energy consumption, reduce heat losses around the house, and, consequently reduce the environmental carbon footprint by reducing carbon emissions. Using a range of measures many homeowners can reduce their fuel bills just by adopting a few simple measures.
Some improvement measures are that are recommended are covered in more detail that help reduce home energy consumption and form part of the official domestic energy assessor recommendations as part of their report to the home seller.

Heating Controls

How can I improve the Energy (SAP) rating?
The DEA will provide some recommendations that can help to improve the ratings given in the certificate. These improvement measures vary dependent on the house construction and type of heating employed in the home. The DEA will be happy to explain them to you when you receive your EPC.
