On May 21st the government suspended the necessity to have a Home Information Pack before marketing you property.  Instead of the full HIP an Energy Performance Certificate is to have been commissioned before marketing can take place.

An Energy Performance Certificates shows what that particular property is like in terms of Energy Efficiency and CO2 emissions.  It also shows how much that property is likely to cost to run the heat and light in a year.  More importantly, it gives recommendations for saving money.

 The issue of an Energy performance Certificate requires that a qualified and accredited Domestic Energy Surveyor visits the property to conduct a survey.  During this survey an assessment of the dimensions of the property will be taken and drawn up.  The heating system will be noted and any insulation, as will both loft and cavity wall.  The method, age  and type of construction will be recorded.  The age and type of glazing will be recorded.  The survey takes between 30 to 60 minutes to complete.  At this stage the surveyor will not be able to give the certificates, this requires to be entered on a computer system back at the office, however, the surveyor can give an indication of what the system will ask for in terms of recommendations.  A number of photographs will be required for audit purposes.

Energicert's surveyors will carry out a survey any day of the week, including weekends, if that is the only time a householder is available.
