Any house placed on the English and Welsh housing market needs to have a Home Information Pack (HIP)  available.  It is known that some elements of the HIP can take some time to become available, to ensure that the marketing of a property is not delayed, as 'Market Ready' HIP can be made available and the full HIP follow.  Energicert Ltd can make a 'Market Ready' HIP available within 24 hours from the time the order is placed.

Most HIP providers supply 'Personal Searches' as standard becasue these are often quicker to obtain and cost considerable less to supply.  Most lenders now accept a 'Personal Search', (see list below).

Home Information Pack contains a number of legal documents, these have traditionally been obtained by the solicitor working for the buyer of the property. It has been possible in the past for a number of people vying to purchase a property to obtain these documents, thus adding to the cost of purchasing the property.

The HIP pack contains a minimum of the following documents:

  • A Sale Statement, detailing the price, description and any fixtures and fittings that are included in the sale.

  • A copy of the Title Deeds from HM Land Registry, showing the area of the property and if there are any mortgages or other charges held against the property. The title deeds also show if there are any restrictions or covenants or rights of way included in the boundary of the property.

  • The local searches from the Local Authority, Water Company and if deemed necessary the Coal Authority. These documents will show if there are any planned roads, sewerage and planning permissions granted which might affect the property. Searches come in two varieties, there are Official Searches and what are termed Personal Searches. Some of the prospective purchasers solicitors and lenders may not accept Personal Searches, however, these are quicker and cheaper to obtain.

  • Property Information Questionaire, which will aloow potential buyers to make a more infomed decision regaring the purchase of your house.
 
  • New to house sellers is the Energy Performance Certificate is the new element and is the only part of the HIP that requires a visit to your home. Read more about EPC here.

 

The HIP may also provide a Home Condition Report. The HCR goes into more depth of the condition of the house, more like have a House Buyers report when your buy the house, but the requirement to have this as part of the HIP was removed by the government.
