Who Needs an Energy Performance Certificate?

All homes, sold or rented, including holiday rentals, require an EPC. Energy Performance Certificates (EPCs) give information on how to make your home more energy efficient and reduce carbon dioxide emissions.

An EPC provides an energy rating for a building which is based on the performance potential of that building. Services such as lighting, heating and ventilation are taken into account as well as the way in which these services are controlled. The way the building is constructed and insulated are also taken into consideration when complaining the EPC. It also shows how much that property is likely to cost to run the heating and lighting in a year. More importantly, it gives recommendations for saving money.

The issue of an Energy performance Certificate requires that a qualified and accredited Domestic Energy Surveyor visits the property to conduct a survey. During this survey an assessment of the dimensions of the property will be taken and drawn up. The heating system will be noted and any insulation, as will both loft and cavity wall. The method, age and type of construction will be recorded. The age and type of glazing will be recorded. The survey takes between 30 to 60 minutes to complete. At this stage the surveyor will not be able to give the certificates; this requires that the gathered information to be entered on a computer system back at the office, however, the surveyor can give an indication of what the system will ask for in terms of recommendations. A number of photographs will be required for audit purposes.
