A full HIP form Energicert can be with you within 7 to 10 days and cost from as little as £275.00 inclusive (equivalent to £239 plus VAT) From April 6th 2009, you must be in possession of a HIP before you can market your property. Energicert can have a 'market ready' HIP within 24 hours of an ordering being placed.

The requirement for an Energy Performance Certificate has been set by a European Directive which all member states have to implement.
The EU found that a significant proportion of energy was being used by commercial and residential properties. Small increases to the energy efficiency in the millions of properties across Europe will result in a significant overall reduction in energy usage. The UK Government has decided that Energy Performance Certificates should form part of the Home Information Pack

Time scale for HIPs

Since August 2007, all 4 bedroomed properties have required a Home Information Pack and from September 10 2007 all three bedroomed houses have required a Home Information Pack. From December 14th 2007 all properties that are placed on the market will require a Home Information Pack. Until June 2008, properties may be placed on the market as soon as HIP has evidence of a HIP being commissioned

         

The main documents that must be included in a HIP are detailed below

  • Terms of sale
  • Property Information Questionnaire
  • Evidence of who owns the property
  • Energy Performance Certificate
  • Local Authority Searches and Enquiries
  • Drainage and Water Search
